Neighborhood Watch

      Please plan to attend these meetings so that you can obtain information about what is going on in your neighborhood.  The Westbrooke Village Neighbor­hood Watch meets each 2nd Monday of the month at 7 p.m. which is the same day as the Home Association meeting (just one hour earlier).  Location is at the Clubhouse as well. If you have Village or community concerns, this meeting is the place to get answers.  A monthly police report will be available, and a representative of the Trotwood police depart­ment will be at the meeting.  For questions call Betty Robinson 837-1534.

   It is important for all of us to be involved in keeping our Village a safe and pleasant place to live.

Reminder: Payments can be conveniently made by placing them in the drop box located near the common grounds tennis courts.

The Pool - Update

Pool Hours: Please come out and enjoy YOUR pool.  Pool hours are: Thursday 1 – 8 pm; Friday 1 – 8 pm; Saturday 1 – 8 pm; and Sunday 3:30 – 8 pm.  Volunteers are still needed to help monitor the pool during the hours of operation.  Non-homeowner/guests daily rates to swim are $4 for adults and $2 for children.  If you are interested in serving as a volunteer, please call the clubhouse at 837-8431 and leave a message.  Recently, the motor/pump blew up.  Parts and rewire will cost $375.00.  The propeller will cost $700.00.  This is all rebuild.  A new pump would cost $4500.00.  The last time it was repaired it lasted about three years.  The pool pump once turned on runs constantly until turned off at the close of the pool.  We then pull it off and spray it down to preserve it.  The pool has reopened so please come out and enjoy. The pool needs to be repainted.  This is a task for the next pool season.  A gallon cost $110.00.  We need about 50 gallons.  There are cheaper prices online, but you have to know what kind of paint was used before or they won’t sell it to you online.  Online prices are about $40.00 to $50.00 dollars per gallon.  We have learned a lot by trial and error with the pool.  In the past we have been misquoted about the baby pool.  So we have saved money here and there.  It was brought to our attention that we only needed 1 lifeguard per 50 people.  This has saved us money this year.   Reminder: You must be a Homeowner and current on your dues to have access and use of the pool this season.

Trustee Positions Available

All good things must come to an end.  After such great leadership and unselfish service from our current Board members, some have elected to pursue other activities and some are just plain old tired!! (smile)  As a resident, in good standing, you to may enjoy the pleasure of serving in a leadership position and having a direct and positive impact on the environment in which you live.  If interested in any of the open Trustee positions, please call the clubhouse at 837-8431 and leave a message.  Make a difference where you live!!!!!!!!!!!

   Come and participate in the REVITILIZATION efforts!! Contact ANY Committee Chairperson to volunteer.  Remember, this is YOUR community.  It is only as good as YOU make it.

Minutes of WHA General Meeting of

August 10, 2009

Volunteer Trustees Present:  Clarence Carpenter, John Oliver, Aleta Keel, Karen Lyons and Lola Durant.

Staff Present: Ivy Young, Auditor/Treasurer

Auditor’s Report:

Balance Sheet:  The cash assets in U.S. Bank stand at $18,268.41.

Income Statement:  The total revenues for July were $4,063.91. The total year-to-date revenues were $44,369.61.  The total expenses for July were $7,832.48.  The total year-to-date expenses were $44,453.64.  The annual deficit was $1,933.97.

The Auditor’s Report and the Treasurer’s Report for April were accepted.  Copies of these reports are kept on file and available at each general meeting.

Old Business:  Committee Reports

Neighborhood Watch:

No report.

Welcome:  Volunteers are needed for this committee.  We would like to welcome everyone in advance who has moved in and has not yet been properly welcomed.  Please leave a message at the clubhouse, 837-8431 so that we may ensure that you have copy of the By-Laws.  This is the Governing document for the HOA that you have joined by virtue of your home purchase in the Westbrooke Village neighborhood.  Things such as voting rights, individual pools (which by the way are not permitted), and sheds (which also by the way must be in good order) are addressed.   

Clubhouse:  Rentals continue to be confirmed.  Rental income last month was $475.29. Pulled some of the roof off and replaced it.  There are still some areas of the roof that leak.  Last time the roof was replaced was about 15 years ago.  We might call the insurance company to get a whole roof done.  If not it will cost $1500.00 to do.  There was some siding put on the clubhouse and we hope to have it all finished by winter.  Also doing trimming around the clubhouse.  Please feel free to come and volunteer on Saturday’s to do some trimming.  This is a community effort. Reserve your date today.  Remember that you have to be current on your dues to be able to rent the clubhouse.  Membership does have its privileges!!!

Fundraising Committee:  No report.  Volunteers are needed for this committee.

Budget & Planning:

No report. Planning for future property improvements are contingent upon the payment of dues.

Pool Committee: 

See the details listed on the first page under the POOL UPDATE section.

Social Committee: 

No report.  Volunteers are needed for this committee.

New Business:

  •       We repaired the water line from the street to the bath- house.  Anything from the street to a building on your property is the responsibility of the owner.  The cost was $380.00.

  •      There is an interest in the tennis court.  It will cost $30,000 to resurface the court.  This is not possible at this time.  But we will put the nets back up.   Volunteers to clean up court would be greatly appreciated.

  •       The grating on the pool that covers the drain needs to be replaced because of a new federal law passed.  Only a couple of companies supply this product and it is in high demand.  It is $3000.00.  As soon as it comes available we will replace ours.

  •       The dumpster behind the pool is not a public dumpster.  Do not dump trash in it.  If caught, you will be fined.

  •       The building between the clubhouse and the rental is going to cost $7000.00 to have it removed.

  •       There was an offer from Westbrooke Apartments to pay the Association for the use of our pool.  Their pool has a crack in it.

Open Discussion & Announcements:

  •        Slow down!!! The children will be walking to and from the pool and riding their bikes during the summer. Let’s try to keep them safe. Also, make sure that you are coming to a complete STOP at the four way stop sign on Westford.

  •        The Question Is “What can I do for my community?” Not what is the community doing for me!  The thought around here seems to be what am I getting for my money?  Well it cost a lot to get the pool open and ready.  We have to pay people to manage and run it, pay for licenses and permits, electric, gas, water, supplies, maintenance, and repairs.    The majorities of the people who live here do not pay their dues, but still expect Westbrooke Village to prosper.  It is not possible and it doesn’t seem like anyone cares.  But we sure are fast to complain about everything that is not going our way!  Feel free to come to a monthly meeting and voice your opinion, but be prepared to do something to fix the problem you have.  A closed mouth cannot be heard and a man not willing to labor will not be rewarded.  Don’t forget we all owe this community.  It doesn’t belong to the committee it belongs to you (the homeowner).  Is this how you want to live?  Get up and do something about it. Meetings are held every 2nd Monday of the month.

  •        There was a request from Michelle Meachum and Christa Bennett to have a fish fry, bake sale, and raffle.  The request was approved.

  •        There was a request from Alan Scothon and Roslyn Thornton to have a community garage sale on September 17, 18, and 19.  The request was approved.  7 households have already joined.  For permit info please contact Alan & Mary Lou Scothon (837-5716) or Roslyn Thornton (854-7421)

  •        The Board would like to send a special THANK YOU to Mrs. Phyllis for the wonderful job you do picking up debris from around the neighborhood.  This has not gone unnoticed.  Thank you for caring so much and being an inspiration to our community.

The association received a check for $300 for 2006 purchases and another check for the 2007 & 2008 purchases. Thanks to all of you that remember to mention our Homeowners Association.
